Step 2: Review Market Value & Set the Right Price
Using local comps and market insights, we’ll set a price that attracts qualified buyers and maximizes your return.

Step 3: Sign the Listing Agreement
This formalizes our partnership so I can begin professionally marketing your home to my large sphere of emails, social media following, and print media. My Instagram alone receives over 100,000 views monthly!

Step 4: Prepare Your Home for Listing
Declutter, depersonalize, and freshen up the space. I’ll offer tips—or connect you with local pros—for cleaning, staging, landscaping, or minor repairs if necessary to boost the value.

Step 5: Schedule Professional Photography & Marketing Prep
High-quality photos, videos, drone shots, floor plans, document compilation, and compelling descriptions make your home stand out across all platforms.

Step 6: Launch Your Listing
Your home goes live on the MLS, Zillow, Realtor.com, social media, and more. I’ll host open houses and private showings as needed.

Step 7: Review & Negotiate Offers
Once offers come in, I’ll break them down clearly, help you respond, and negotiate on your behalf for the best terms and price.

Step 8: Under Contract & Inspections

Who Pays For What?!

When it comes to closing on a home in the Florida Keys, both the buyer and seller have specific costs and responsibilities. Here's a general breakdown of who pays for what—but keep in mind, everything is negotiable depending on the deal.

Buyer:

  • Home inspection

  • Appraisal fee (required by lender)

  • Loan origination and lender fees

  • Survey (if required by title or lender)

  • Title insurance (lender’s policy)

  • Property insurance (homeowners, wind, flood)

  • Recording fees

  • Prepaid property taxes & escrow deposits

  • Attorney fees (if used)

  • Doc stamps on mortgage (state tax)

  • HOA application fees (if applicable)

Seller:

  • Real estate commissions (usually 5–6% split between listing and buyer agents)

  • Title insurance (owner’s policy)

  • Doc stamps on deed (Florida transfer tax)

  • Municipal lien search

  • HOA estoppel fee (if in an association)

  • Property taxes (prorated up to closing)

  • Outstanding liens or repairs agreed upon

  • Title closing fee (negotiable)

Negotiable:

  • Title fees can be split

  • Closing costs assistance (sometimes offered by sellers as an incentive)

  • Repairs or credits after inspection
