THE BEST WEEK TO BUY A HOUSE IN 2024 IS….

Kelsey Caputo September 13, 2024

According to realtor.com the best week to buy a house is coming soon; September 29th through October 5th! This is said to be the best week of the year to buy a house due to the balanced market conditions, potential cost savings, and burst of active inventory. Active inventory during the first week of October could reach the highest levels since pre-pandemic times, due to the moderate buyer demand and sustained seller activity. Here are 8 reasons why you should call your realtor TODAY to start looking for a house!

  1. Mortgage Rate Stability: Interest rates are at the lowest they have been since February of 2023. It is very common for mortgage rates to stabilize or dip during the Fall, compared to the upward trend we have historically seen in the Spring. Lower rates result in more buying power for buyers, allowing them to increase their budget. As a waterfall effect, more buying power ultimately means a larger pool of buyers for homes on the market.
  2. Clear Market Trends: By Fall, the market has settled from the busy preceding months making it easier to see market trends and fair market value in a local housing community. By this time of the year we can graph price reductions and supply and demand, as well as we see far less bidding wars which usually drive up home prices.
  3. Tax Benefits: Purchasing a home towards the end of the year can provide additional tax benefits including deductions on mortgage interest and property taxes when you file taxes for the current year. Your accountant may have further ideas on how to save money on your taxes once you purchase a home!
  4. Year End Deadlines for Builders: If you are interested or have been looking at new construction homes, builders are often more motivated to wrap up projects before the end of the year and may even offer deals or upgrades to push the project over the finish line.
  5. Inventory Held from Summer Listings: Sellers who listed their homes during the summer or earlier in the year and have not closed by this time may be more motivated to negotiate. As well as with winter right around the corner, families are preparing for the Holidays and school season. It is very common in the ladder part of the year to see these particular homes drop prices or even offer additional incentives to buyers such as covering closing costs, home warranties, rate buy downs, etc.
  6. Favorable Inspection Conditions: The Fall weather during this period is ideal for home inspections, there are typically few storms or extreme weather conditions to worry about such as excessive heat or rainfall which makes it easier for inspectors to identify any problems in a home.
  7. Better Time for Financial Planning: The period between September and October are ideal times for individuals or families to assess their finances before the Holidays. Now that Tax season is far out of the way and the year is coming to an end, it allows you to align purchasing a home with year-end bonuses or other financial boosts that can improve your budget or allow time to make repairs on your existing or new home. This period often encourages people to finalize deals before the fiscal year ends to align with their annual financial goals.
  8. Buy Now and Enjoy the Seasons: Purchasing in the fall gives you time to settle into your house, make improvements and personalize it before the Holidays, New Year, or Spring, when you can fully enjoy your yard and outdoor amenities. As well as with the various Holiday breaks, granting more time to be home and tackling DIY home projects while the weather is pleasant.

With lower competition, improved prices, and many benefits from agents, contractors, home inspectors and other trades, September and October offer many benefits to buyers looking to purchase a home. If you are a buyer looking for a good deal with less stress, calling your real estate agent today may help you save money and make for a more relaxed home-buying process before the Holidays.
