An informed perspective on waterfront real estate, private wealth and the opportunities shaping the next chapter of the Florida Keys luxury market.
The Florida Keys have never been a conventional real estate market.
Stretching across a narrow chain of islands between the Atlantic Ocean and Florida Bay, the Keys represent something increasingly difficult to acquire: waterfront ownership in a destination where geography, development limitations and lifestyle converge.
For buyers at the upper end of the market, the decision to purchase a property here extends well beyond square footage or traditional investment returns. It is often a decision about lifestyle, privacy, generational ownership and the allocation of wealth into an asset that cannot be easily replicated.
As we approach 2027, the Florida Keys real estate market is entering an interesting period.
Transaction activity has strengthened throughout much of 2026. Sales volume has increased substantially, and the average sale price has risen. Yet buyers remain highly selective, and the final months of the year are revealing a more nuanced picture of demand.
The central question for 2027 is not simply whether Florida Keys real estate prices will rise or fall. It is which properties will continue to command a premium—and which will require a more disciplined approach to pricing.
For buyers, sellers and investors considering their next move, understanding that distinction will be essential.
Through October 31, 2026, the Florida Keys recorded 1,658 residential sales, compared with 1,517 during the same period in 2025.
That represents approximately 9.3% growth in closed transactions.
More notably, total residential sales volume increased from approximately $1.97 billion to $2.44 billion—an increase of nearly 24%.
The average residential sale price rose from $1.30 million to $1.47 million, while properties sold at an average of approximately 94% of their asking prices, compared with 93% during the previous year.
These figures demonstrate that the market has continued to facilitate substantial transactions despite an evolving interest-rate environment and broader economic uncertainty.
However, a rising average sale price does not necessarily mean that every property has appreciated by the same percentage.
The average can be influenced by the composition of properties sold, particularly when higher-value waterfront estates represent a larger share of completed transactions.
For sophisticated buyers and property owners, this distinction is critical.
The performance of a luxury oceanfront estate, a canal-front residence and a non-waterfront investment property may differ considerably, even within the same island.
Market-wide statistics provide context. Property-specific fundamentals determine value.
While year-to-date results remain positive, October offers an important perspective on the market entering 2027.
During October 2026, 138 residential properties closed across the Florida Keys, compared with 137 in October 2025.
Closed sales volume increased from approximately $198 million to $216.8 million, while the average sale price rose from $1.45 million to $1.57 million.
At first glance, these figures suggest a relatively stable market.
But beneath the closed sales numbers, another indicator deserves attention.
New contracts declined from 140 in October 2025 to just 48 in October 2026—a decrease of approximately 66%.
New listings also declined, from 330 to 307, while the report's active-listing measure was approximately 10% lower than the prior October.
This divergence matters.
Closed transactions reflect agreements negotiated in prior weeks or months. New contracts provide a more immediate indication of buyer commitment.
The sharp October decline does not establish that the market is entering a prolonged downturn. It does, however, suggest that the pace of transactions heading into the winter season warrants closer observation.
For sellers, this reinforces the importance of entering the market with a carefully considered pricing strategy.
For buyers, it may create opportunities to negotiate on properties where expectations have not yet adjusted to current demand.
Key Largo has been one of the stronger contributors to the Florida Keys market in 2026.
Through October, the market recorded 293 residential sales, compared with 232 during the same period in 2025—an increase of approximately 26%.
Total sales volume rose nearly 40%, reaching approximately $377.6 million.
The average sale price increased to approximately $1.29 million.
Key Largo's appeal extends beyond its waterfront homes.
Its proximity to mainland South Florida provides a practical advantage for buyers who want an island residence while maintaining access to Miami's international airport, financial services, professional networks and metropolitan amenities.
For buyers seeking waterfront ownership without being entirely removed from a major metropolitan center, that combination can be compelling.
Looking ahead to 2027, I would pay particular attention to well-positioned properties offering protected dockage, strong boating access, desirable neighborhood settings and construction quality that minimizes future capital requirements.
Islamorada continues to occupy a unique position within the Florida Keys.
Known for its waterfront estates, boating culture, established neighborhoods and exceptional natural setting, Islamorada appeals to buyers seeking a more private, residential expression of island living.
Through October 2026, Islamorada recorded 142 residential sales, compared with 114 during the same period in 2025—an increase of approximately 25%.
Total residential sales volume reached $312.8 million, an increase of approximately 28%.
The average sale price was approximately $2.20 million, compared with $2.14 million during the previous year.
Of particular interest, October alone produced 18 closed sales in Islamorada, compared with nine in October 2025.
For luxury buyers, Islamorada's most desirable properties are often defined by characteristics that extend beyond the residence itself: substantial waterfront frontage, open-water views, privacy, acreage and boating infrastructure.
These features can be difficult—and in some cases impractical—to reproduce through new construction.
As we move into 2027, I expect those characteristics to remain central to the way exceptional properties are evaluated.
The Florida Keys should not be evaluated as a single, uniform real estate market.
Each island has its own inventory, lifestyle considerations and buyer profile.
Marathon recorded 220 residential sales through October, compared with 218 in the same period of 2025. Although transaction count was relatively unchanged, dollar volume increased approximately 14% to $303.3 million.
Key Colony Beach experienced a more substantial increase in sales volume, rising approximately 61% to $126.1 million, alongside an increase in closed transactions from 66 to 76.
Key West recorded 359 residential sales, compared with 349 during the prior year. Total sales volume increased approximately 15%, reaching $578.7 million.
These differences reinforce the importance of evaluating individual markets rather than relying exclusively on countywide averages.
For investors, Marathon's vacation-rental opportunities may warrant consideration, subject to property-specific zoning, licensing and operating restrictions.
For buyers seeking an established residential community with boating access, Key Colony Beach presents a different proposition.
Key West, meanwhile, offers a distinctive combination of historic architecture, limited land availability, cultural amenities and an established second-home market.
Each location requires its own approach to valuation, acquisition and long-term ownership.
At the highest levels of the Florida Keys market, the most compelling properties are not necessarily those with the greatest square footage or most elaborate finishes.
They are often the properties with attributes that cannot readily be recreated.
Consider an oceanfront estate with significant frontage, exceptional privacy and protected deep-water dockage.
The interior can be renovated. The architectural style can evolve. Technology, finishes and amenities can be replaced.
But additional oceanfront land cannot simply be manufactured, and a property's natural water access cannot be relocated.
This is where the concept of scarcity becomes especially important.
For ultra-high-net-worth buyers, an exceptional Florida Keys residence may serve multiple purposes: a private retreat, a family gathering place, a boating destination and a long-term legacy asset.
The strongest acquisitions are often those that satisfy both the emotional appeal of ownership and the practical fundamentals of the underlying real estate.
In 2027, I believe the distinction between a beautifully renovated property and a genuinely irreplaceable property will become increasingly important.
Interest rates remain an important component of the 2027 outlook, even in a market where substantial purchases may involve cash, private banking or other customized financing structures.
As of October 29, 2026, Freddie Mac reported an average 30-year fixed mortgage rate of 7.24%.
The Federal Reserve also maintained its benchmark federal funds target range at 3.75%–4.00% during its October meeting.
These conditions influence financing costs, purchasing power and broader buyer confidence.
However, the financial considerations for a $10 million or $20 million property acquisition are not necessarily the same as those for a conventional home purchase.
For affluent buyers, the decision may involve a comparison between paying cash, maintaining investment liquidity, financing through a private bank or leveraging other assets.
A cash purchase eliminates mortgage interest expense but also commits capital that might otherwise remain invested or available for other opportunities.
Financing preserves liquidity, but introduces borrowing costs and additional transaction complexity.
Neither approach is universally superior.
The appropriate structure depends on the buyer's balance sheet, investment objectives, liquidity requirements and long-term plans for the property.
In 2027, I expect acquisition strategy—not simply purchase price—to remain an important part of luxury real estate decision-making.
For buyers entering the Florida Keys market, the coming year may present a more selective environment than the broader 2026 sales figures initially suggest.
That does not necessarily translate into widespread discounts.
Properties with exceptional waterfront characteristics, strong construction and realistic pricing may continue to attract serious interest.
Others may offer greater room for negotiation.
I would focus on three considerations.
First, prioritize the underlying asset.
Waterfront orientation, boating access, lot characteristics, privacy, elevation and the condition of major improvements should be evaluated before cosmetic finishes.
Second, understand the complete cost of ownership.
Insurance, property taxes, maintenance, dock and seawall conditions, renovations and potential permitting requirements can materially affect the economics of an acquisition.
Third, evaluate opportunities individually.
A property that has been on the market for an extended period is not automatically undervalued. Likewise, a property commanding a premium is not necessarily overpriced.
The objective should be to identify where the asking price aligns with the property's long-term characteristics, comparable sales and the buyer's intended use.
For buyers with the flexibility to act when an exceptional property becomes available, 2027 may offer opportunities that are best recognized through detailed, property-level analysis.
For sellers, the strength of 2026 transaction volume is encouraging—but it should not be mistaken for unlimited pricing power.
The October decline in new contracts demonstrates why recent market activity and current buyer behavior must be considered together.
A successful luxury sale begins with understanding the property's position within its specific competitive market.
At the upper end, buyers may be comparing homes across several islands—or even against waterfront properties in Palm Beach, Naples, Miami or the Bahamas.
Presentation matters, but presentation alone cannot overcome a valuation that is disconnected from the market.
For sellers preparing to enter 2027, I would prioritize accurate pricing, exceptional photography and video, comprehensive property documentation, and a marketing strategy designed to reach qualified buyers beyond the immediate Florida Keys.
For waterfront estates, detailed information about dockage, water depth, seawalls, permits, construction and insurance can be just as valuable to a serious purchaser as beautifully presented interiors.
The goal is not simply to generate attention.
It is to give qualified buyers the information and confidence required to make a significant acquisition.
Based on the information available through October 2026, my outlook for 2027 is one of measured opportunity rather than an assumption of uninterrupted growth.
The market has demonstrated meaningful transaction activity throughout the year, with higher sales volume, increased average prices and continued interest across several key island markets.
At the same time, the October decline in new contracts introduces an important note of caution.
I would not interpret these figures as sufficient evidence to predict a broad decline in Florida Keys property values. Nor would I assume that the appreciation reflected in average 2026 sale prices will continue at the same pace.
Instead, I expect property selection, pricing discipline and market-specific analysis to become increasingly important.
For buyers, the opportunity may lie in identifying exceptional assets before broader market sentiment shifts.
For sellers, success will depend on positioning properties accurately and communicating their distinguishing characteristics to the right audience.
And for long-term owners, the fundamental appeal of the Florida Keys remains closely tied to the qualities that brought them here in the first place: the water, the privacy, the boating lifestyle and the rarity of owning a distinctive property in this island setting.
In a market where no two waterfront properties are truly alike, informed decisions will matter more than broad predictions.
The Florida Keys offer a form of ownership that is difficult to compare with traditional residential markets.
As a fourth-generation Florida Keys local with a background in architecture, construction and real estate investment, my approach to property is shaped by both the lifestyle these islands offer and the underlying characteristics that determine long-term value.
For clients considering an acquisition, disposition or portfolio decision in 2027, I believe the most useful starting point is a detailed understanding of the individual property, its market and its role within a broader financial strategy.
