November 1, 2026
Why November may be one of the most strategic times to prepare your Florida Keys property for sale.
Every year, the Florida Keys experience a familiar transition.
As temperatures begin to fall across the Northeast and Midwest, seasonal residents return, boating activity increases, and prospective buyers begin spending more time exploring waterfront properties throughout the islands.
For homeowners considering selling, this raises an important question:
Is it better to list your Florida Keys home in November, or wait until the winter buying season is fully underway?
While January through March are traditionally associated with seasonal buyer activity, waiting until the busiest months is not necessarily the strongest strategy for every seller.
In certain circumstances, positioning a property before the season begins may offer a meaningful advantage.
The Florida Keys residential market has demonstrated substantial transaction activity throughout 2026.
According to Florida Keys MLS data covering January 1 through October 31:
These figures establish a positive year-to-date picture, although the increase in average sale price should not be confused with appreciation of every individual property.
More recent activity introduces an important consideration.
In October 2026, the Florida Keys recorded 48 new contracts, compared with 140 during October 2025—a decline of approximately 66%.
That does not establish a prolonged slowdown, but it does suggest that sellers should pay close attention to current buyer activity rather than relying exclusively on earlier closed transactions.
For homeowners preparing to sell, pricing and timing should be informed by both historical sales and the market conditions buyers are experiencing today.
Unlike many residential markets driven primarily by school calendars and local employment, the Florida Keys attract a significant population of seasonal and second-home buyers.
Many prospective purchasers visit during the cooler months to enjoy boating, fishing, waterfront dining and the lifestyle that makes the islands distinctive.
For luxury properties, these visits can be especially important.
A prospective buyer considering a multimillion-dollar waterfront estate may already own residences in other markets. Their decision to purchase in the Keys may begin with a winter visit, a boating trip or an extended stay.
That means the opportunity to introduce a property to qualified buyers can begin before peak winter activity.
The goal is not simply to list when the greatest number of people are visiting. It is to have the property properly positioned when the right buyers begin looking.
There are several reasons a November or early-December launch may make sense.
A property entering the market before January has an opportunity to build awareness among buyers, agents and referral networks ahead of the busiest winter months.
This is particularly relevant for luxury homes, where purchasers may require more time to evaluate the property, arrange financing or plan a visit.
A seller's competition is not determined solely by the calendar.
It is determined by the properties a buyer can purchase at the same time.
If November offers fewer directly comparable waterfront homes, an appropriately priced listing may benefit from that positioning.
Exceptional properties deserve more than a quick listing launch.
Architectural photography, aerial imagery, cinematic video, floor plans, property documentation and targeted outreach require preparation.
A November launch may allow this marketing to develop before seasonal traffic increases.
For sellers of private estates or unique waterfront residences, this additional time can be valuable.
Listing early is not always the correct decision.
If a property requires meaningful repairs, exterior improvements, professional staging or updated photography, bringing it to market before it is ready can undermine its initial presentation.
Similarly, if competing listings are currently offering more compelling value, delaying the launch to reassess pricing and presentation may be appropriate.
A property that enters the market at an unrealistic asking price can accumulate market time without producing meaningful buyer interest.
Waiting can be advantageous when it allows the seller to present a stronger product.
Preparation should determine timing—not an arbitrary listing date.
At the upper end of the Florida Keys market, the buyer pool is smaller and purchasing decisions are often more individualized.
A waterfront estate with exceptional acreage, deep-water dockage, substantial privacy or unusual architectural characteristics may have relatively few direct comparables. In these circumstances, marketing strategy should extend beyond seasonal timing. It should include an understanding of where qualified purchasers are likely to originate, how the property compares with competing luxury destinations and which characteristics justify its value.
For a $10 million estate, one serious, well-qualified buyer may be more meaningful than a large number of casual inquiries. This is why luxury real estate should not be marketed solely around seasonal traffic.
For a well-maintained, competitively priced Florida Keys property, November can be an effective time to enter the market.
It offers an opportunity to establish visibility before peak winter activity while introducing the home to seasonal buyers as they return to the islands. However, the decision should ultimately be based on the property's competitive position, current demand and readiness. The strongest strategy is not necessarily to list first or wait longest.
It is to enter the market with a clear understanding of the property's value, its competition and the buyers most likely to appreciate it.
As a fourth-generation Florida Keys local with a background in architecture, construction and real estate investment, I approach property positioning through both a market and an asset-specific perspective. From established canal-front neighborhoods to exceptional oceanfront estates, each property has characteristics that deserve to be evaluated individually.
If you are considering selling your Florida Keys property this winter, a detailed review of current competition, recent transactions and your property's distinguishing features is the most useful place to begin.
