What Just Changed For Duck Key's Interior Islands — And Why The Comps Haven't Caught Up

Two summers ago, a buyer touring a canal home on Harbour Island had to plan the visit around a plywood bridge deck posted at 10 mph, a moving-truck ban that had lasted years, and a garbage pickup route that ended at a central drop point. That same buyer today drives a two-way lane over a finished bridge, sod along the swales, and a canal fence that went in this spring.

The market has not caught up with that shift. The June 2026 portal median for Duck Key sits at roughly $849,000 with a 120-day median time on market, and those numbers pool every island together as if the friction of the last five years had been evenly distributed. It was not. The discount lived on three interior islands, and it just came off.

What The Bridge Timeline Actually Did To Interior-Island Prices

Duck Key is not one island. It is five — Indies, Centre, Harbour, Plantation, and Yacht Club — connected by four decorative stone bridges designed by Key West artist Gene Otto. Three of those interior bridges were flagged by Florida Department of Transportation inspectors in 2021 and slapped with weight limits overnight. For a stretch of that period, the bridge to Harbour Island was limited to 4 tons, or 8,000 pounds — "basically, a pickup truck could go over the bridge", per DKPOA president Ron Oestreicher. Moving trucks were out. Contractor deliveries were staged. Some active permits were granted a 180-day inspection reprieve so owners could sit tight.

That drag ran from late 2021 through early 2026. The Bimini Bridge finished first. Then, per Monroe County's public bridge log, American Empire Builders completed all punch-list items on the Harbour Drive Bridge, the project walk-through with the engineer of record, CEI, and county staff was conducted on Jan. 25, and the project is complete. The Seaview Drive Bridge, which had been the site of a contractor default and a surety-bond takeover, opened for two-way traffic in February and was opened fully on Feb. 19 after General Asphalt finished the drainage and concrete work.

For interior-island sellers, that is the first clean listing window since 2020. For buyers, it is a closing arbitrage. Homes on Harbour, Plantation, and Yacht Club were priced against comps that assumed intermittent access. The access is no longer intermittent. Portal medians do not carry a footnote for that.

The 28-Day Line Is The Bigger Number Than The Median

Once bridge friction stops being the story, the split that actually decides Duck Key economics is the rental floor. Single-family homes across Duck Key sit under a 28-day minimum rental rule. Hawks Cay villas and the resort's affiliated condo inventory do not.

That single distinction bends yield math into two different products.

A buyer running a pro forma on a canal SFR and comparing the number to a Sunset Village villa is not comparing like assets. The villa's revenue curve has fifty-two weekend turnovers a year available to it. The SFR has, at best, twelve stays. The right comp for a Harbour Island canal home is another Harbour Island canal home, not a villa two blocks away that happens to sit on the same island.

The Legacy Items Interior-Island Buyers Should Raise Before Writing An Offer

Because the bridge saga touched permits, deliveries, and shoreline vegetation, it left three quiet items sitting on the diligence side of the table.

  1. ROGO status of the lot. The Rate of Growth Ordinance controls new residential building rights in the Keys. Interior-island lots trade at a wide range depending on whether the build right is already verified or still accumulating points at the county's quarterly cadence. Ask for the letter, not the listing summary.
  2. Seawall vegetation compliance. Per the 2025 DKPOA membership letter, mangroves and buttonwoods that grow on the seawall may not be cut to less than 6 feet in height, these bushes are a necessary component for protection against waves during storms, and there can be severe penalties for violating this code. Sellers occasionally trim for view and create a disclosure problem they did not know they had.
  3. Open permits from the weight-limit era. Any renovation permit that was active while the interior bridges were posted may have used the county's 180-day inspection relief. Confirm inspections were closed out rather than assumed closed.

None of these is a deal-killer. All three are cheaper to resolve before a purchase agreement than after.

The Amenity Tailwind Nobody Is Pricing Yet

Hawks Cay has publicly announced that the largest waterpark in the Florida Keys is coming to the resort in 2026. For nightly-rental villa owners, that is a direct occupancy tailwind. For SFR owners, it is a softer read — more family visitors on the island, more restaurant density on the resort side, and more traffic across the Bimini Bridge that used to be a bottleneck. The waterpark does not change what a Harbour Island canal home is worth on a dock-length basis. It does change how quickly a listed home is likely to be seen.

Layer that against Monroe County's state grant of over $3 million for repairs to the east and south shore seawall, which was reinforced in 1999/2000 but significantly damaged during Irma in 2017, and the storm-hardening story on the perimeter is finally moving too.

How To Read A Duck Key Comp In Late 2026

The portal median is doing three things at once, and none of them well:

  • Pooling entry-side SFR with interior-island SFR that carried an access discount for four years.
  • Pooling nightly-rental Hawks Cay units with 28-day-minimum single-family homes.
  • Averaging a thin transaction volume — a handful of closings a month — where a single high-end sale drags the median for weeks.

The cleaner read is a segmented one. Pull the last twelve months of Harbour, Plantation, and Yacht Club Island single-family sales. Overlay them against the bridge completion timeline. The closings that went to contract while the plywood decks were still down set an artificially low ceiling. That ceiling is the number a well-prepared listing should be testing above, not against.

For sellers, the mirror version applies. A home that would have been priced defensively in 2024 to overcome an access story can now be marketed on its own terms — the water, the dock, the elevation, the finishes — with a straightforward drive-up.

Frequently Asked Questions

Is the Tom's Harbor Channel Bridge, the one connecting Duck Key to U.S. 1, part of this same replacement cycle? No. That is a separate structure. Monroe County has scoped it as a repair project focused on spalling concrete and rebar in the superstructure and substructure rather than a full replacement, so the disruption profile is different.

Does DKPOA membership come with the house? The Duck Key Property Owners Association is a voluntary organization, not a mandatory HOA in the deed-restriction sense. There are three organizations that work on behalf of island residents and property owners — the Duck Key Property Owners' Association, Club Duck Key, which is a social club for residents who wish to join, and the Duck Key Security Advisory Board, which meets to review security needs and advise the county on security matters. Club Duck Key amenities are a separate membership question.

Are more cul-de-sacs on Duck Key going private? It has been contested. Over the years a few homeowners on cul-de-sacs have approached the County requesting privatization of their streets and right-of-ways — one such request was approved following Irma in 2017, and since then several applications have been rejected based on resistance from a large majority of Duck Key residents. Buyers on a cul-de-sac should ask what the current position of the immediate neighbors is before assuming either outcome.


The interior-island discount is the sort of thing that only shows up in the transaction itself — in the comp pull, the pricing conversation, the diligence checklist that flags an old permit or a trimmed mangrove line.
