Understanding the Difference: Plantation Key vs. Tavernier (MM 91–87)
One of the most common questions I get from buyers is:
“What’s the difference between Tavernier and Plantation Key?”
It’s a great question—because while they’re geographically side by side and often grouped together, there are a few key distinctions that matter when buying real estate.
Plantation Key (MM 90–87) is officially part of the Village of Islamorada, offering a blend of canal front neighborhoods, residential streets, and close proximity to Plantation Key School. Popular neighborhoods here include Plantation Lake Estates, Plantation Shores, and Plantation Key Colony. Municipal services, zoning, and permitting fall under the Village of Islamorada, which may affect future building or renovation plans.
Tavernier (MM 91–88), on the other hand, is unincorporated Monroe County, meaning it falls outside Islamorada’s jurisdiction. While not technically part of Islamorada, it's often considered part of the “greater Islamorada area” due to its lifestyle and proximity. Tavernier offers a more classic Keys vibe with charming conch-style homes and neighborhoods like Hammer Point, Blue Harbor, and areas near Tavernier Creek. It’s also home to Mariners Hospital and Tavernier Towne Center, making it a convenient choice for full-time residents.
1. Plantation Key (MM 90–87)
Best for: Families, Schools, Larger Homesites
Plantation Key is a favorite among year-round residents for its family-friendly atmosphere, deepwater canals, and excellent access to schools and services. It's the ideal blend of laid-back Keys living with functional infrastructure for daily life.
2. Tavernier (MM 91–88)
